Property Investment Reflection

In the past, the price of roti canai was only 50 sen; now it’s RM1.50. The village-style fried rice that used to be RM4 is now RM8, even for regular fried rice. That’s how it was back then. Houses follow a similar story. For a long time, buying a terrace house has rarely been a loss. Take, for instance, Puncak Alam: once considered an unappealing area, property prices there have now changed significantly. I bought two units at auction there—one was sold during the 2021 pandemic, and the other is awaiting funds to be transferred to my account.

Alhamdulillah, so far, property investment—especially in new terrace houses—has not disappointed. As long as the purchase price is “right,” we can estimate the profit or loss from an auctioned property early on.

Personally, I’m not interested in high-rise housing, as there are too many projects of that type. I prefer buying landed property because land is becoming increasingly scarce. In Singapore, anyone who owns landed property is considered wealthy. In Bangsar, even old houses with small sizes are now highly valuable.

Every day, banks auction many houses. Try to save up capital early and practice simple living. I also started from humble beginnings; it took me 10 years to save up for property investment. A police salary isn’t that high, but if managed well, insyaAllah, it’s enough.

Many friends and even some of my seniors have had to turn to AKPK due to debt issues. Several others have also come to me for advice on managing their finances. That’s the experience I have.

To my friends, when you have enough capital, buy a house. Don’t follow fleeting trends. In my time, people were crazy about the Waja, then the Toyota Wish and Estima, and now it’s EVs. But in 10 years, the price of a car might stay the same, while the price of a terrace house won’t remain stagnant.
